OBSTACLES
Constructed in the 1950s, The Cove is a luxury residential building located at a scenic but remote location of Repulse Bay, 40 minutes’ drive from the property management office. Remote monitoring and automation was needed to make the building more energy-efficient, and its upkeep and maintenance more convenient and less manual labour intensive.

INSIGHTS & INNOVATION
The property was equipped with top-notch connectivity without altering its original structure and layout. An all-encompassing i-BMS monitors the working status of all electrical systems in the building. Comprehensive smart home systems were installed in each of the six flats, and smart lighting and background music controls were installed into the lobby, gym and outdoor public areas.
Video door phones and door contact sensors were also added to enhance security and access control.
Solar power generated by photovoltaic (PV) panels installed on the rooftop and electricity consumption levels throughout the property are monitored and recorded by energy metres.
The water pump of the newly added swimming pool is also connected to the i-BMS system. When system faults appear, the property management team receives remote notifications via SMS alerts.
The Cove is the first BREEAM-certified residence in Asia in the category of "domestic refurbishment", and one that is truly smart and energy efficient.
